Hermitage, TN: Close to Nashville, Close to the Lake, Far Enough From Downtown to Find Parking!

Thinking about moving to Hermitage, Tennessee? Here's what to know about the homes, lifestyle, commute options, and local spots that make this east of Nashville community worth exploring.

Let's be honest. When you're looking for a home around Nashville, you aren't just choosing a house.

You're choosing where you'll buy groceries, where you'll walk after dinner, how long you'll sit in traffic, where you'll work out, and whether your favorite tea or coffee spot is conveniently located.

And, ideally, whether you can afford the house and the hobbies you plan to enjoy in it.

That's why I encourage buyers to look beyond the listing photos and get to know the community itself.

Today, we're exploring Hermitage, TN—a well-established east of Nashville area with a mix of traditional homes, newer construction, outdoor recreation, and convenient access to the wider Nashville area.

I'm Keri Potter with Epique Realty, and this is Nashville Neighborhood Notes, where we explore what it's really like to live in the communities around Middle Tennessee.

Where Is Hermitage, Tennessee?

Hermitage is in eastern Davidson County, east of downtown Nashville. The area offers access to I-40, Lebanon Pike, shopping and everyday services, and connections to other east-side communities.

It's also home to an important piece of local history: Andrew Jackson's Hermitage, the historic estate that gave the area its name.

One thing to understand before you start house hunting: Hermitage is a fairly broad area, not one compact neighborhood where everything is within walking distance. The experience can change significantly depending on the specific street and home you choose.

My advice? Don't just search for “Hermitage homes for sale.” Look at the exact location of each home and how it fits your everyday routine.

Because a home that looks close to everything on a map can feel a little different when you're making the drive during rush hour.

What Is It Like to Live in Hermitage?

Hermitage has a suburban feel, with established residential streets, mature landscaping in many neighborhoods, and a mix of older homes and newer developments.

You'll find people at different stages of life here: first-time buyers, growing households looking for more space, professionals commuting to work, and people ready to simplify their living arrangements.

One of the area's appeals is the variety of housing and lifestyle options. You don't have to choose between a historic home and a brand-new build without exploring the possibilities in between.

And if your ideal weekend involves a little fresh air rather than a packed downtown itinerary, Hermitage gives you several nearby ways to get outside.

Is every street the same? Definitely not. That's why I like to explore the surrounding area with buyers before deciding whether a particular home feels right.

Homes for Sale in Hermitage, TN

If you're browsing Hermitage real estate, you'll find a range of home styles, including:

  • Ranch-style homes: Often appealing to buyers who prefer a more straightforward layout.

  • Split-level and traditional homes: Common options in established suburban areas, with different ways to separate living and sleeping spaces.

  • Newer construction: Worth exploring if modern finishes, newer systems, or a different floor plan are priorities.

  • Townhomes and condos: Options to consider if you prefer less exterior maintenance or don't need a large yard.

Lot sizes, floor plans, condition, and finishes vary by property. Some homes may be move-in ready, while others offer the opportunity to update things over time.

And let's talk about those updates for a second.

A dated kitchen isn't necessarily a dealbreaker. Sometimes it's an opportunity. But before you fall in love with the potential, understand the likely cost of making it yours.

Pretty backsplash? Fun.

Unexpected HVAC replacement? Less fun.

A good home search balances what you love with what you're prepared to take on.

Things to Do in and Around Hermitage

One reason Hermitage deserves a spot on your Nashville-area shortlist is the variety of recreation and local attractions nearby.

1. Explore Andrew Jackson's Hermitage

The Hermitage is a major historic landmark with the former president's home, gardens, historic buildings, and walking trails across its extensive grounds.

It's a place to explore local and American history, spend time outdoors, or plan a different kind of Saturday.

2. Enjoy Nearby Outdoor Recreation

Hermitage offers access to outdoor destinations in the wider east Nashville area, including Percy Priest Lake recreation and local parks.

Depending on where you live, you may be able to make outdoor time part of your regular routine—whether that means a walk, a weekend on the water, or simply getting out of the house after a long workday.

3. Play a Round of Golf

Hermitage Golf Course is known for its two 18-hole courses along the Cumberland River. And yes, the course is famous for its resident Scottish blackfaced sheep.

If your idea of golf includes a little scenery and a few unexpected four-legged spectators, that's a fun local detail.

4. Find Your Favorite Everyday Spots

A neighborhood isn't just its major attractions. It's the places you'll visit repeatedly: the grocery store, your gym, a favorite restaurant, your doctor's office, or the place you stop for coffee on a busy morning.

When touring Hermitage, try driving the routes you'll actually use. Where would you shop? Where would you exercise? How far is the commute? What does the neighborhood feel like at the time of day you'll usually be home?

Those details can make a bigger difference than a fancy kitchen island.

Commuting From Hermitage to Nashville

Hermitage provides access to I-40 and Lebanon Pike, which can be useful for reaching downtown Nashville and other parts of the metro area.

The WeGo Star commuter rail also serves Hermitage, connecting the east corridor with downtown Nashville on its weekday schedule (allowing you to bypass traffic AND Nashville Parking!).

That said, I wouldn't promise a universal 20-minute commute. Travel time depends on your address, destination, departure time, traffic, and route. The commuter train has its own schedule, so make sure its operating times line up with your workday before counting on it.

If you work at home most days, commute downtown several times a week, or travel frequently, your priorities may be different.

And if you fly often, check the drive from the specific home to Nashville International Airport (BNA) at the times you typically travel. Convenient airport access can be a real benefit, but traffic still gets a vote.

Who Might Love Living in Hermitage?

Hermitage is worth exploring if you're looking for:

  • A first home: Explore the range of housing styles and price points available at the time you buy.

  • More space: Compare established homes and newer construction to see what fits your needs and budget.

  • A practical commute: Look at the exact route to work and whether the WeGo Star could be useful.

  • Outdoor recreation: Consider how often you'll use nearby parks, trails, golf, or lake-area activities.

  • A longer-term home: Think about layout, maintenance, accessibility, and how your needs may change.

Of course, no community is automatically right for every buyer. School assignments, commute patterns, property taxes, home condition, and neighborhood amenities should all be checked for the specific property you're considering.  Being In Davidson County gives a family with kids access to the school lottery system to go to schools outside of your zoning!

What Should Buyers Know About the Hermitage Housing Market?

The Hermitage market changes with inventory, interest rates, seasonality, and the condition and pricing of individual homes.

Rather than assuming every desirable home will sell quickly—or that every seller will negotiate—I recommend evaluating the current comparable sales and active competition when you're ready to buy.

For buyers, that means getting pre-approved, deciding which features matter most, and understanding your comfort level with repairs and renovations.

For sellers, it means pricing based on current market evidence, presenting the home well, and highlighting the features that matter to buyers in your particular neighborhood.

A home in one part of Hermitage may compete with a different set of properties than a home just a few miles away. Local details matter.

My Favorite Advice: Spend a Saturday There Before You Buy There

If you're considering Hermitage, don't just drive through once on your way to a showing.

Try this:

  1. Drive through a few neighborhoods you're considering.

  2. Visit Andrew Jackson's Hermitage or another nearby attraction.

  3. Test your commute route at a realistic time.

  4. Stop for lunch, coffee, or tea nearby.

  5. Visit the grocery store or gym you would likely use.

  6. Picture an ordinary Tuesday—not just your ideal Saturday.

Because the best home isn't necessarily the one that looks the prettiest online. It's the one that fits your budget, your routines, and the life you want to build.

And if we find a house you love with a kitchen that needs updating? We'll talk through that, too. I have opinions about questionable home features. Just ask me about carpet in the bathroom. 😂
